New Pickleball Nets were installed -We are excited to share that our new heavy-duty pickleball nets were installed on April 25. These nets are built to last, but they are also quite heavy. Please be sure to extend the wheels before moving them to avoid any damage to the courts.
We are in the process of installing a new security system for the pool, clubhouse, and tennis courts.
All residents will need new key cards.
If you are unable to attend the distribution at the clubhouse, please complete the attached request form and return it to Elite to arrange pickup. There will be no fee for the first key card per household.
The pool will officially open for the season on Saturday, May 2 at 8:00 AM. Please remember that a new key card will be required for access. Please review our pool rules by clicking on the button below.
Grounds & Facilities Update
We would like to thank Gary Seal for stepping up as our new Grounds & Facilities Lead. His first major project will be replacing the fence around the playground, with work expected to begin in early May.
Dear Homeowners,
As members of the Board of Directors and neighborhood, we continually strive to maintain the beauty and integrity of our community while also fostering a sense of pride and community among our residents. We also want to give residents an opportunity to celebrate the successes of their household. Our community’s covenants state:
“No sign of any kind shall be erected by an Owner or Occupant within the Community without the prior written consent of the Architectural Review Committee.”
However, once again for this calendar year, the Board has decided to allow temporary signage celebrating graduating seniors, high school sports, bands, and other school successes, provided they are consistent with the overall aesthetic of the neighborhood. To ensure these signs remain tasteful and do not detract from our community’s appearance, the following restrictions will apply:
Size Limitation – Signs may not exceed 2 feet by 3 feet in dimension.
Quantity Per Household – Each household may display up to one sign per person being recognized.
Duration – Signs may be displayed for no more than two months at a time.
Location – Signs must be placed within flowerbeds only and not in yards or common areas.
This policy does not include:
Political signs – Not permitted under this policy.
Birthday signage – May be displayed for 2-3 days.
Service signage (e.g., roofer signs) – May be displayed for up to 3 days after job completion.
Professional and college sports team signs – May only be displayed on the day of the event and should be removed immediately after.
We appreciate everyone’s cooperation in adhering to these guidelines, which allow us to celebrate our residents' achievements while maintaining the high standards that make our neighborhood a wonderful place to live.
If you have any questions or concerns, please do not hesitate to reach out to the Board or the Architectural Review Committee.
Thank you for your support, and we look forward to seeing the many accomplishments of our community members!
Sincerely,
KPHOA Board of Directors

Volunteer Opportunities – Get Involved
We are currently seeking a Clubhouse Trustee to help coordinate reservations, oversee upkeep, and ensure the clubhouse remains a welcoming space for residents. This role works closely with the Board and management company to support day-to-day clubhouse operations.
We are also continuing to build our Clubhouse Steering Committee and are looking for additional volunteers who want to help shape the future of this important community space.
Looking ahead, we will have open Board positions beginning in October, including Vice President and likely Secretary.
The Vice President supports the President, helps oversee vendors and projects, and steps in when needed.
The Secretary manages communications, meeting coordination, and neighborhood records.
Cassie needs your assistance as currently she is the only member of the committee. Please get in touch if you are interested.
We are still in need of a neighborhood watch committee member. That person would attend when possible neighborhood watch meetings with the Sheriffs department the first Thursday of each month at 6:30 pm. and relay points of interest to our HOA and it's members. They would also keep a general eye out within the neighborhood and notify law enforcement of suspicious activity and thus would be a point of contact for our HOA members regarding safety concerns via their board email address.
If you have ever considered getting more involved, this is a great opportunity to contribute to the continued success of our neighborhood.Helping hands needed for our KP Events Committee.
Thank you to all who volunteer for this Neighborhood!

The Kelly Plantation Memorial Trees Program was established in 2025 for member homeowners and their families interested in planting trees as living memorials or honorariums. The KPHOA Trees Program is designed to aid in preserving fond memories of past family and friends, honor special individuals or groups, and enhance KPHOA green space.
The KPHOA Board, working with the HOA’s Landscape contractor will select, plant and individually maintain trees at designated areas in the common areas of the HOA. Requests for particular tree species and planting locations will be accommodated when possible but tree selection will be centered around the basic, arboricultural principle of planting the right tree in the right location.
