These guidelines have been prepared to establish material, detail, and quality standards to create a harmonious community of homes within a variety of architectural styles. It is, therefore the purpose of these guidelines to insure, maintain, and protect the aesthetic character of Kelly Plantation. All covenants are enforced by Elite Housing Management.
Please use your Elite Housing Management Portal to complete your Architectural Request Form. Once Completed it will be submitted to the KPHOA Architectural Committee for approval. They will contact you if more information is needed.

Please note that our Facebook group is private for HOA members only. The Kelly Plantation Facebook group is not a means of communication with the board....it is a group established as a means of communication between the residents of Kelly Plantation seeking and giving information. Most neighborhood info is already on this website and announcements are emailed to residents as well. If you have any wish to communicate with the board, please email the board directly (see board page on this website). All board members are volunteers so please be patient and kind in your communications with the board. Attending the HOA meetings is also a great way to get information from the board.
If your student attends Sparkman High School and is unable to park at the school parking lot, they may park in the clubhouse parking lot with a KPHOA Parking pass. Please fill out the parking pass form on our parking page
As members of the Board of Directors and neighborhood, we continually strive to maintain the beauty and integrity of our community while also fostering a sense of pride and community among our residents. We also want to give residents an opportunity to celebrate the successes of their household. Our community’s covenants state:
“No sign of any kind shall be erected by an Owner or Occupant within the Community without the prior written consent of the Architectural Review Committee.”
However, for the 2025 calendar year, the Board has decided to allow temporary signage celebrating graduating seniors, high school sports, bands, and other school successes, provided they are consistent with the overall aesthetic of the neighborhood. To ensure these signs remain tasteful and do not detract from our community’s appearance, the following restrictions will apply:
Size Limitation – Signs may not exceed 2 feet by 3 feet in dimension.
Quantity Per Household – Each household may display up to one sign per person being recognized.
Duration – Signs may be displayed for no more than two months at a time.
Location – Signs must be placed within flowerbeds only and not in yards or common areas.
This policy does not include:
Political signs – Not permitted under this policy.
Birthday signage – May be displayed for 2-3 days.
Service signage (e.g., roofer signs) – May be displayed for up to 3 days after job completion.
Professional and college sports team signs – May only be displayed on the day of the event and should be removed immediately after.
We appreciate everyone’s cooperation in adhering to these guidelines, which allow us to celebrate our residents' achievements while maintaining the high standards that make our neighborhood a wonderful place to live.

The Kelly Plantation Blue Bird Trail was KP resident Boy Scout Addison Barrow's Eagle Project. In 2019 He and his fellow scouts created 15 blue bird houses and spread them throughout the common areas in the front islands, the front pond areas, the round about area and the back pond areas. The Blue Birds start nesting in Mi-April and go thru August and will produce 2 to 3 broods per year here in Alabama so we are hoping for many more of these beautiful songbirds to make Kelly Plantation their home. Thanks to all the residents that supported him by donating to his project. If you wish to check on the nests only do so in the afternoon when it is a dry day, never at Dawn or Dusk. Walk up to the side of the box making soft sounds. Gently tap on the side of the box to warn the adult that you are there so that they will fly off.....they will return. Open the box and look inside. Don't monitor once the chicks are 12 to 14 days old as it will cause them to leave the nest too early. So if you hear lots of chick noises, leave it be. If you find a nest that is well flattened and empty that means it has already been used. You can remove the nest so that they will build a new one. IF you find a blue bird house in need of repairs feel free to work on it or contact the our VP of Facilities and Grounds.
